What this actually is

Working sessions, not a course.

We sit down together and build. Not a recording of me building something in a fictional business, and not a template you have to bend into shape after I hang up. The systems get shaped around how you already work, on the accounts you already pay for, using the way you already talk to people. You are in the room for all of it, because the parts that matter are the decisions, and those are yours to make.

By the end of a session there is something live in your business that was not there in the morning. That is the only measure I care about.

  • Built around your business, not a generic one. Your sources, your market, your follow up habits, your team structure, the parts of your process you refuse to give up. All of that shapes what gets built, and none of it gets flattened into a default.
  • Installed where you work. On your machine, connected to your accounts, running against your real data with your real names in it. Not a sandbox you have to migrate out of later.
  • In your voice. Anything that produces words gets built off evidence of how you actually write, so what comes out reads like you on a Tuesday, not like the midpoint of every agent in the country.
  • You are in the room. You watch it get made, you say when something is wrong, and you leave knowing where the pieces are and what to do when one of them misbehaves.
  • Nothing sends without you. Everything that touches a client is built to stop and wait for your approval. That is not a setting we might add later, it is how it gets built in the first place.

This is the part I want stated plainly, because most of what gets sold to agents fails here. You are not renting access to something I run. There is no account of mine that your business depends on, and there is no month where the price changes and you have to decide whether to keep your own systems.

You keep it if we never speak againThe work does not expire, phone home, or stop when an engagement ends. That is deliberate, and it is the whole point.

Your data stays yoursIt lives in your accounts. It does not get pooled, resold, or turned into somebody's training set, and it is not used as a case study without your say so.

The shape of it

One thing at a time, starting with the leak.

Every engagement is different, so there is no week by week curriculum to hand you and I would not trust one that existed. What does not change is the order. We look, we pick, we build, and we stay on it until you are actually using it.

First

We look at what you already have

Your database, your sources, your process, and the half finished things you bought and never turned on. Most agents are carrying more capability than they think and using less of it than they hope. This part is unglamorous and it decides everything that follows.

Then

We pick the one thing leaking the most

Not the most interesting thing. Not the thing that would look best if you described it to another agent. The place where the most money is falling out of your business every week, which is usually somewhere you already suspect and have been avoiding.

Then

We build that, and only that

It gets built in the sessions, on your accounts, with you making the calls on how it should behave. You will be asked questions only you can answer, and the answers go straight into the thing while you watch.

Then

We do not move on until you are using it

Built is not the finish line. Used on a normal Thursday, without me, is the finish line. If it is sitting there untouched two weeks later, that is a signal we built the wrong thing or built it wrong, and we fix it before we start anything else.

Some agents need one system and are done. Some have four things worth building. I would rather you leave with one thing you run every day than six things you show people.

Read this part carefully

Who this is genuinely not for.

I would rather say no in an email than take money from someone who wanted something else. None of these are soft objections to be handled on a call. If one of them is you, this is the wrong door.

"I want to be completely hands off."
Then this is the wrong thing entirely. You are in every session. You make the decisions, you approve what goes out, and you run it afterward. What you get back is hours, not absence. If the appeal is never touching your business again, hire a person, not a system.
"I want a machine talking to my clients for me."
I will not build that. Not because it is hard, because it is the fastest way to lose a book you spent years building. Everything here drafts, prepares, prioritizes, and waits for you. The relationship stays yours, and so does the sentence that gets sent.
"What is the cheapest way to get this?"
The packs and the audit are the cheapest way, and I am pointing at them on purpose. If price is the deciding factor, this engagement will feel expensive the whole way through and you will resent it. Buy the small thing instead. That is a real recommendation, not a step in a sequence.
"I am getting started and want to do it right from day one."
You need reps, not systems. These make an agent in motion faster. They do not create motion. If you are not producing yet, there is nothing to automate but your habits, and the honest move is to go build the habits first and come back when the volume hurts.
"Can you just build it and send it over?"
That is a file, and files sit unopened. The entire reason this format exists is that handing agents finished work does not change what they do on Monday. If you cannot be in the sessions, this is not the right shape for you.
"I want everything running in a week."
One thing running properly beats five things half wired. If the requirement is a complete transformation on a deadline, I am going to disappoint you. This moves at the speed of you actually adopting it.
What is expected of you

This fails when the agent will not change anything.

I have watched it happen. The build is fine, the systems work, and nothing changes because the agent wanted the tools without touching the routine underneath them. So here is the honest list of what you are signing up for.

Real time in the sessions

Not half attention between showings. Blocked, undisturbed working time where you are present and deciding. This is the one that people underestimate and it is the one that determines the outcome.

Access to your own systems

Your CRM, your accounts, the places your business actually lives. If you cannot get into your own tools, or someone else controls them and will not help, we are building with our hands tied.

Willingness to change how you work

Something you do today will get done differently. If every suggestion meets a reason it cannot work here, we will build something beautiful that you never open.

Honesty about what is broken

The useful sessions start with an uncomfortable answer. If the story is that everything is running fine, there is nothing to fix and no reason to spend the money.

Decisions made in the room

You will be asked how something should behave and there will not be a template answer. Deferring every call until later is how a build stalls.

Use of it between sessions

The gaps matter more than the sessions. Running it on your own for a week is what turns a build into a habit, and it is where the real corrections come from.

Why the door is narrow

I still sell houses. That is the whole reason.

I sell in Metro West Massachusetts and Boston with The Avenue Team by SERHANT, luxury and new development mostly, and I am not stopping. That is not a positioning line. It is the constraint that makes this work and it is also the constraint that limits it.

Everything I build gets built on my own business first, with my own clients and my own money on the line. That is the only reason I trust it enough to install it in yours. But it also means my week already has listing appointments in it, and there is a small and honest number of these I can do at once without one of the two suffering.

There is no countdown on this page and there never will be. The limit is just a calendar, and mine is the same calendar every working agent has.

So if you write and the timing does not work, I will tell you that plainly and tell you when it might. And if the audit or the packs are the right answer for you instead, I will say that too, because I would rather be right about it than booked.

What it costs

Engagements start at $5,000 and vary by scope.

There is no menu here because there is no standard build. What it costs depends on how much there is to build, how many people have to be able to run it afterward, and how tangled the starting point is. You will get a number before anything begins, and it will not move after that.

Most people should not start here. The audit is $197, it is read only, and it tells you where your money is actually leaking before you spend five figures fixing the wrong part of your business. Plenty of agents run the audit, act on the call list, and never need this page at all. That is a good outcome and I would rather you have it.

How this starts

It starts with an email, not a purchase.

Write to me and tell me about your business. I read every one of these myself and I answer them myself. If it is a fit, we get on a call and talk about what you would build first. If it is not, I will tell you what I think you should do instead, and that answer is free.

What you sell, and where

Price point, market, and whether you are on a team or on your own. It changes almost everything about what is worth building.

Roughly how many contacts are in your database

An estimate is fine. Nobody knows this number exactly, and being off by a few hundred tells me something too.

The one part of your business you would fix first

If you could hand one thing off tomorrow and never think about it again, what is it. Answer that one honestly and the call writes itself.

What you have already tried

The tools you bought, the ones you still use, and the ones you quietly abandoned. Knowing what did not stick is more useful than knowing what did.

Before you write

The questions I get every time.

How many of these do you take?

A small number at a time, because I am still selling. I am not going to put a fake figure on it. When the calendar is full I say so, and I tell you roughly when it opens up rather than pretending it is a queue.

How long does an engagement run?

Long enough to get something running and used, which is not the same for two different businesses. I would rather scope it honestly after a call than promise you a number of weeks on a web page.

Is it remote or in person?

Usually remote and screen to screen, which is genuinely better for this because we are working inside your accounts on your machine. If you are local to Metro West, in person happens sometimes.

What happens after we finish?

You own everything and you run it. I am reachable, and people do write. But it is built so that you never have to, and that is the version I am proud of.

Will anything contact my clients on its own?

No. Everything that touches a person stops and waits for you. Fair housing language, Do Not Call, and opt out handling are built in from the start rather than added after somebody gets a letter.

Can my team be in the sessions?

Yes, and often it is better. The person who will actually operate it day to day should be in the room, even if that person is not you.

Do you work with agents outside Massachusetts?

Yes. The systems are not local, and most of what gets built has nothing to do with which state you are licensed in. What is local is my own book, which is the thing being tested on.

Can I just buy the files instead?

The packs are exactly that, and they are on the site at a fraction of this. If a folder of well built work is what you actually need, take it and keep the difference.
